We Buy Select Land, Lots, Homes, and Distressed Properties

 

 

Do you have land, a residential lot, a home, or a distressed property you are considering selling?

X3 Construction is interested in buying select properties that make sense for investment, construction, cleanup, repairs, redevelopment, resale, rental use, or long-term ownership.

We are not looking for full retail-priced properties. We are looking for realistic opportunities where the property, price, condition, and potential make sense.

If the property fits as a direct purchase, we may be able to move quickly. If a traditional listing appears to be the better option, X3 Land Group Real Estate Brokerage can discuss that route as well.


What We Are Looking For

Land and Acreage

We may be interested in:

  • Large tracts
  • Rural land
  • Recreational land
  • Hunting land
  • Timberland
  • Farm land
  • Development land
  • Underutilized property
  • Property with future residential or commercial potential
  • Property needing cleanup, access work, grading, or site work

We are especially interested in land where there may be room for improvement, redevelopment, resale, construction, or long-term investment.


Residential Lots

We may be interested in:

  • Individual lots
  • Multiple lots
  • Infill lots
  • Estate lots
  • Buildable lots
  • Lots needing cleanup
  • Lots needing grading
  • Lots needing utility evaluation
  • Lots that may be difficult for a typical buyer to understand
  • Lots with construction or resale potential

We are looking for lots where the numbers make sense for construction, improvement, resale, or future use.


Homes and Distressed Properties

We may be interested in:

  • Older homes
  • Vacant homes
  • Inherited homes
  • Rental houses
  • Homes needing repairs
  • Homes with deferred maintenance
  • Unfinished projects
  • Properties needing cleanup
  • Properties that do not show well
  • Properties that may be difficult to sell on the retail market
  • Properties where the owner wants a faster, more direct option

We are not afraid of work, but the price has to reflect the condition, repairs, risk, and resale potential.


Wholesale-Type Opportunities

We are also interested in wholesale-type opportunities.

That means properties that can be purchased below full retail value and have room for improvement, construction, redevelopment, resale, rental use, or long-term investment.

These may include properties with condition issues, access issues, cleanup needs, estate situations, vacant structures, deferred maintenance, or other challenges that make a direct sale more practical than a traditional retail sale.


What Makes a Property a Good Fit?

A property may be a good fit if:

  • The seller is realistic on price.
  • The property can be purchased below full retail market value.
  • The property has room for improvement, resale, redevelopment, rental use, construction, or investment value.
  • The property needs cleanup, repairs, grading, access work, site work, or repositioning.
  • There is not more owed on the property than what the property can reasonably be purchased for.
  • The seller wants a straightforward review and a practical path forward.

What Usually Does Not Fit?

A property may not be a good fit for direct purchase if:

  • The seller wants full retail market value.
  • The property is already priced at or above market.
  • There is more owed on the property than what it can reasonably be purchased for.
  • The property has no room for improvement, resale, construction, redevelopment, rental use, or investment value.
  • The seller is only looking for a top-dollar retail buyer.

In those cases, a traditional real estate listing may be the better option.


Direct Purchase or Traditional Listing

Every property is different.

Some properties make sense for a direct purchase. Some do not. Some properties may be better served by being listed and marketed traditionally through X3 Land Group Real Estate Brokerage.
